Pattaya real estate

Thailand is a very popular location within Asia for foreign property buyers, and pattaya real estate is probably amongst the most popular within Thailand. If you take a short walk along any of the major roads you will see numerous Pattaya real estate offices that are testament to this, you will also see them in shopping centres and supermarkets. However Thai law does prohibit a non Thai citizen from owning land.

There are ways around this though that will allow a foreigner to own property. These include

Foreign ownership (the Condominium act)

Company owned property

Lease (up to 30 years with renewal options available)

There are many other similar options available, What I would say though is you definately need to speak with an independent legal advisor before parting with any of your cash. And then it is not uncommon for that advice to be checked with a further legal advisor!

There are lots of Pattaya addicts who have bought a pattaya condo and are a good source of recomendation when it comes to finding someone for legal advice or tips on how to go about buying.

Beware of buying into any type of off plan scheme, I once met an expat who had paid a substantial amount along with a few other expats into such a plan, Once the contractor had the cash he then "relaxed" and was very soon a long, long way behind schedule!

Real estate in Pattaya is available in many different types, Wongamat and Naklua consist mainly of condominiums and townhouses, as does the beach area of Jomtien and Central Pattaya. If you cross over the main Sukhumvit road you shall be in the East side of Pattaya (affectionately known as the dark side) and is more of a residential location. Here you can find property for substantially less than 2 million Bt, I have also seen some very nice Condo`s going for 1 million Bt.

Beach front properties are also available should you want some exclusivity, I have seen outstanding apartments which have amazing veiws across the bay, not to mention one penthouse I saw which was absoluteley stunning, I mean it was the last word in everything and it was available with all funiture, appliances etc ready to move in. These locations do command premium prices, but to relax in the early evening on one of those balconies watching the sun go down, perhaps followed with a BBQ! need I say more.

OK so we cant all buy a stunning penthouse apartment, well all you need to do is look on some of the streets running off beach road, or just a short walk away from the beach if you are in Jomtien or Naklua areas, You can soon find a very nice condo with a for sale sign on veiw. And it is possible to find somewhere for a million Bt

Securityis often a concern for many homeowners, particularly if you have a family. However you will discover that most housing developments and condominiums have a 24hr security system of some description, sometimes with a guard at the entrance. It is also easy to have a security system installed and can be quite inexpensive. And rest assured there are now many internet service providers who also provide cable and satellite TV.

If you are considering purchasing a peice of Pattaya real estate I cant stress enough, please talk with a reputable agent, preferably one that has been recomended by a fellow expat.
