Naklua, Wongamat, Pratumnak and Jomtien have mainly beachfront properties. The East side of Pattaya and Mabprachan consist mainly of residential property and luxury villas. Anyway this page is about Pattaya condos, so what are they? Well a condo is 1 "unit" (condominium) which is part of a larger building, and there may be a number of these larger buildings which make up a condominium "complex". All I know anyway is that condos are great to live in,, Usually you dont have to worry about maintenance There are some really good prime locations available You can actually own a condo and have it in your name You could also possibly earn rent from it I would say that there is definately the chance of rental income especially if you own more than the one, and again because I think its well worth mentioning pattaya condos are just about the only way you can own real estate in Thailand. Before renting or buying a condominium have a good look round the different areas of Pattaya and narrow it down from there. Once you have found a location you like, then you can start to look for individual condos in that location. Do look at as many as you can and again check the surrounding areas, for anything you may not want such as a large open air karaoke bar! and when I say look round I mean on foot, you get a far better feel for an area this way and also it is easier to see things. Something to be aware of are vacant building plots.. You may find and fall in love with a condo because it has a beautiful Vista across the city or even the ocean! Only to find, after you have moved in that they have started construction on that vacant plot. And after a short while your Vista is no more! If I was buying I would definately be talking with current residents, preferably expats, and I would be trying to find out about repairs and maintenance, security aspects etc, and what facilities are available also parking areas. Try to get a feel for the reputation of the place and if there are a number of condos for sale you really do need to know why. Pattaya condos for rent You can easily say that the main Sukhumvit road divides the city, the beach front side, city centre which is mainly condominiums, and the inshore side (east) which is mainly housing developments. The Pattaya city side is very convenient and most people who are working here or are staying for a short length of time usually stay in this area. More permanant residents and families more often stay on the east side. It certainly has a more residential atmosphere, not to mention the lower prices. About 10,000Bt will get you some good quality accommodation in Pattaya and most are available on a long term lease which can be anything from 6 to 12 months. However most properties would also be available on a short rental, but would be at a slightly increased rate. dont forget, you can always negotiate..I do When looking at a property to rent do carefully check the terms and conditions of the agreement, and as for deposits etc, it could be 2 months up front or just the 1, again you need to find this out. Quite often TV, telephone and maybe internet could be currently installed, it is usually down to the tenant to pay the monthly subscriptions, the same goes for all utilities.
